Why MLS isn't the first place a home gets attention anymore

A few years ago, MLS was the starting line. A home hit the system and the race began for every buyer at the same time.

That's changed. Many homes now get marketed before MLS — within the 3-day pre-market window — and the buyers paying attention during those three days have a real head start.

It's not a loophole. Canadian real estate boards specifically allow a short pre-market window before MLS entry. It's there so sellers can build interest and so prepared buyers can see homes earlier. The buyers using it well don't beat the market. They just beat the scroll.

What "before MLS" actually means in Canada

Canadian rules limit pre-market marketing to three days. Once a property is publicly marketed, it has to be entered into MLS within 72 hours. That means:

  • A Coming Soon campaign in Canada is not a weeks-long teaser
  • It's a focused 3-day window
  • During those three days, buyers on a Coming Soon list typically see the home first
  • After three days, the home goes live on MLS and the broader market catches up

If you're on a Coming Soon list, you're getting your first look during that 3-day window. If you're only watching MLS, you're getting your first look three days later. In a competitive segment, that gap matters.

How a Coming Soon list works

Coming Soon PG is a free subscription list for buyers who want to see Prince George homes before they hit MLS.

When a property is about to launch, subscribers get notified directly — usually with photos, key details, and the planned MLS date. If something catches your eye, you can reach out to book a showing during the pre-market window, before the home goes live to the wider market.

It's particularly useful for:

  • Buyers searching in competitive neighbourhoods like College Heights, Hart Highlands, North Nechako, and Lakewood
  • First-time buyers watching the entry-level segment, where well-priced homes tend to move quickly
  • Relocation buyers who can't tour in person and need lead time to plan a trip
  • Buyers looking for specific features — homes with suites, larger lots, acreage in Pineview or Cranbrook Hill — that don't come up often

What buyers should do with early visibility

Getting early access only helps if you're ready to act on it. A few things make a difference:

Know your budget. A mortgage pre-approval lets you move quickly if the right home shows up. Without it, the 3-day window doesn't help much.

Know your neighbourhoods. If you've already narrowed down where you want to be, you can act faster when something appears. If you're still figuring it out, that's worth a conversation before homes start hitting the list.

Have an agent. When a Coming Soon home interests you, you'll want someone who can pull up the comparable sales, walk through the home with you, and write a strong offer if it's a fit. That work happens faster when the agent already knows what you're looking for.

Be realistic about timing. Three days isn't long. The buyers who win in this window are the ones already prepared. The ones still gathering info usually catch the home after it's already had three showings booked.
